Commercial Property
Narrative Appraisal Report (Summary)
Our Narrative Appraisal Report is the most comprehensive reporting option offered. This report, formerly known as a "Summary" appraisal, contains in-depth summaries of the supporting data, analyses, and all of the other factors involved in the appraisal process. This report is designed to allow the client to gain a full understanding of the appraisal process, and an informed explanation of the reasoning and support behind the final opinion of value.
Restricted Report (Restricted-Use)
Our Restricted Appraisal report is fully compliant with USPAP and also satisfies all of the requirements of the interagency appraisal guidelines, and Title XI of FIRREA. The Restricted Appraisal report is a shorter, more concise reporting option, and the appraiser's rational or reasoning may not be fully understood without additional information retained in the work-file. This reporting option is typically used by lender-clients who need a quicker turn-time, and are more-versed in appraisal processes and procedures. This report is also often used for portfolio monitoring purposes, in which no new-money is being extended, and the loan is not being modified, but rather reviewed for safety and soundness purposes.
Agricultural Land Narrative Report
Agricultural land appraisal presented in a narrative format. This type of report is typically used for large tracts of land with multiple parcels.
Agricultural Land Form Report
Typically used for smaller tracts of land, our land form reports are USPAP and FIRREA compliant and contain all of the information necessary to understand the report, in a concise, easy-to-use format.
Residential Property
We also appraise all types of residential property. Typically, residential appraisals are completed using standardized forms such as the 1004 URAR. When appraising a residential property for anyone other than a lender, a similar, but slightly different form is used for single-family properties.
